Does the History of a Home Matter?
The history of a home is often taken into consideration when purchasing a property. Some buyers have clear restrictions on what they will and won’t find acceptable. Others are more interested in the present and future opportunities with a property. What would drive you away?
1. Pests – Pests are one of the more common occurrences in the history of a home and a feature a buyer can generally look over, or at the least prepare themselves to deal with. Knowing if the property has had an infestation before is important though to ensure it was properly taken care of and knowing the likelihood of the same issue happening again.
2. Natural Disaster – A more severe issue could cause a buyer to start angling their foot towards the break. Was there a fire on the premises or perhaps an earthquake that caused some structural damage? These types of issues could create some serious problems in the future if they have not been properly dealt with. Often times these properties will require more research and inspections before a buyer is comfortable making an offer.
3. Haunted History – Unfortunately, not all homes have a rosy history. The law requires specific crimes be disclosed to potential buyers and includes a variety of situations. From homicides to drugs, the history of a home can be hiding a lot from its curb-appeal.
Where would you draw the line when researching a home’s history? While some buyers are willing to take on anything to get their share of the American Dream, others are not so willing to strain themselves physically, financially, or emotionally to deal with purchasing a home with a less-than-tidy backstory.
