Advice for Working with a Seller’s Agent

Working with a seller’s agent means you are ultimately using the same agent for both selling and buying the same property in the same transaction. Here is some advice for working with a seller’s agent.
 
Be Clear – Things can get confusing when the same agent is used for both sides of the transaction. Be clear on what exactly you want to get out of the transaction so you can set the precedence that you want to be represented as fairly as the seller.
 
Communicate – Having open communication with your agent is key to keep the process moving forward smoothly. The agent will still be held responsible for maintaining the appropriate confidentiality for both of his or her clients so remember not to hold back and communicate effectively with your agent.
 
Separate Representation – Having both parties work with the same representation can get confusing or even uncomfortable for some. While many professionals handle it well and can easily juggle the work, if you are more comfortable having your own representation, be prepared to make the switch. Often times, an agent will refer you to someone in his or her own office which can still help keep the paperwork moving smoothly through one office.
 
While it’s not necessarily uncommon, working with a seller’s agent as a buyer will really depend on your comfort with the situation. Having a conversation with the agent in the beginning could alleviate any frustrations or surprises later down the road during the loan process.
